Why you need home insurance
Buying home insurance is simply a smart way to protect what matters most to you: your property and your belongings inside. You’ll be covered in the event of certain weather events and unexpected damage or repairs. In Massachusetts, you’re not legally required to purchase home insurance. However, if you’re applying for a mortgage, you may need it to qualify. Lenders may require you to provide proof of insurance, known as an insurance binder, and payment as a part of your escrow. It’s protection for them in the case of a significant loss.
Finding the right coverage at the right price shouldn't be complicated. At Nobile, we make it easy to get coverage that works for you.
The cost of home insurance
Some information sourced from Mass.gov | Last updated September 2025
Premiums for home insurance can vary based on several factors. It’s important to understand what affects the cost so you can get the best price for what you have. Here are some of the most common ways your premium may be impacted.
Location
Your home’s location plays a big role in calculating your premium. Homes near the coast, farther from fire stations or hydrants, or in areas prone to severe weather often cost more to insure, while homes in lower-risk areas may see lower premiums.
Property Size and Condition
The size and condition of your property play a role in determining your premium. Homes that aren’t in great shape often cost more to insure, and larger homes generally come with higher premiums as well. Some carriers may also offer discounts for a well-maintained property.
Claim History
Carriers consider your past claim or loss history when calculating your premium. Generally, the more claims on record, the more your premium may increase.
Coverages and how they work

On every Massachusetts home policy, you’ll find a breakdown of your coverages, endorsements, and credits. Here’s how it works.
Standard Coverages
Dwelling coverage protects your home's outside structures, like your roof, walls, and porch.
Other Structures coverage protects detached structures on your property, like a detached garage, fencing, or a shed.
Personal Property coverage protects your personal belongings inside your home. Your electronics, furniture, clothing, and more are covered. For more expensive items like jewelry or collectibles, you may want to consider adding an additional endorsement called Scheduled Personal Property.
Loss of Use or Additional Living Expenses (ALE) coverage may provide cost relief if you’re unable to live in your home while it’s being repaired or rebuilt. This may include hotel bills, restaurant meals, and other increased living costs.
Personal Liability coverage protects you if you’re found legally responsible for someone else’s injuries or have damaged their property.
Medical Payments coverage may pay someone’s medical bills if they’ve been injured on your property. This coverage is applicable to the inside and perimeter of the home.
Other Coverages and Endorsements
You can choose to add other coverages to your policy depending on what you need. Here’s a few common ones.
Scheduled Personal Property
Earthquake Coverage
Flood Coverage
Personal Umbrella
Home Business Coverage
Risks to look out for
Certain features can raise your premium, such as older wiring and plumbing, specific dog breeds, trampolines, or swimming pools. Carriers may factor these in as added risks when calculating your premium.
Home Insurance FAQs
-
There are a few ways to help bring your premium down. Bundling your home and auto policies with the same carrier is one of the most common. Increasing your deductible can also lower your premium, though it means you’ll pay more out of pocket if you file a claim. Keeping your home in good condition, updating older wiring and plumbing systems, and adding safety features such as burglar alarms may also qualify you for more discounts and credits.
-
Because every home is different, it’s difficult to provide a true average. Yearly home insurance premiums will depend on your home’s location, its size, your coverage amounts, and claim history.
